Homeland Group, VRC secure prime Mohali land for mixed use projects

Record Gmada bids signal rising demand as Rs 1,000 crore bet reshapes Tricity skyline

MOHALI: Mohali’s real estate story just found a new headline act. In a high stakes Gmada e auction, Homeland Group, in partnership with construction major VRC, has secured two marquee mixed land use parcels, signalling both confidence and ambition in the Tricity’s growth story.

The standout deal was a 5.5 acre site near the Chandigarh border, opposite YPS School, which fetched nearly Rs 70 crore per acre. The acquisition, among the highest ever for mixed land use in a Gmada auction, generated close to Rs 400 crore for the authority.

Not stopping there, the duo also picked up a 13 acre parcel in Sector 62, right in the heart of Mohali. This plot, acquired at around Rs 47 crore per acre, pushed the total deal value beyond Rs 600 crore, further underlining the intense demand for premium, well located land.

Together, the two projects represent a land investment of nearly Rs 1,000 crore, with plans to develop close to 5 million sq ft of built up space. The developments are expected to rank among the largest mixed use projects in Mohali.

According to Homeland Group CEO Umang Jindal, both sites offer distinct advantages. The YPS location benefits from its proximity to Chandigarh and the Leisure Valley belt, while the Sector 62 parcel sits in a bustling downtown zone near Amb Sahib Gurudwara Road, surrounded by established commercial hubs.

The projects will feature premium residential apartments integrated with commercial spaces on the lower floors, aiming to blend living, retail and lifestyle into a single ecosystem.

This is not unfamiliar territory for Homeland Group. Its earlier projects such as Homeland Regalia, Homeland Heights and CP67 have already carved out a premium positioning in Punjab’s property market, delivering strong returns to investors and buyers alike.

With delivery targeted for the first quarter of 2031, the new developments are expected to further elevate Mohali’s urban landscape. For a city steadily stepping into the spotlight, this latest land grab suggests the next chapter could be taller, busier and far more valuable.
