Godrej Properties enters Coimbatore with 44-acre plotted project

Developer bets on booming city with Rs 450 crore plotted housing plan

COIMBATORE: Godrej Properties is planting its flag in Coimbatore. The Mumbai-based developer has acquired a roughly 44-acre land parcel in the city, marking its entry into one of Tamil Nadu’s fastest-growing property markets.

The company plans to develop a premium plotted residential community on the site, with a developable potential of about 1.1 million sq ft and an estimated revenue opportunity of around Rs 450 crore.

Located in a sought-after micromarket in South Coimbatore near the Coimbatore Golf Club, the project is expected to offer a well-planned residential layout featuring landscaped open spaces, modern infrastructure and community amenities. The development will follow the company’s broader design and sustainability approach.

For Godrej Properties, the move signals a continued push into emerging urban centres where demand for housing is steadily rising. The company has been actively expanding its plotted development portfolio, a segment that has gained popularity among buyers looking for flexibility in construction and long-term appreciation.

Coimbatore, often dubbed the “Manchester of South India”, is evolving into a diversified economic hub. Manufacturing remains a strong backbone, but the city has also seen rapid growth in IT and IT-enabled services, education and healthcare. Its strong small and medium enterprise ecosystem and rising disposable incomes have further strengthened housing demand.

Against this backdrop, plotted developments have been gaining traction, offering buyers a relatively affordable entry into real estate along with the freedom to build at their own pace.
